New Construction

 

 

PHASE INSPECTION

Phase inspections are conducted at set times during the construction process to assure that the contractors have completed the work as specified.  Usually, there are six phase inspections, each timed at the completion of specific building phases.  These inspections do not replace the local building inspector (also known as the "AHJ" or Authorized Housing Jurisdiction) inspections but are intended to document completion of each construction phase as well as remaining materials on-site at the time of the inspection, so that the contractor can receive "progress payments".  These inspections include many photographs and they are quite inexpensive, based on agreements with the financial agency.

Final Construction Inspection

A final construction inspection is timed to roughly coincide with the local building inspector's final inspection and issuing a Certificate of Occupancy ("CO").  The building inspector is primarily concerned with building codes and safety issues.  We also focus on safety issues, but we also make certain the construction matches the "blueprints" for the building and all appliances and operating equipment specified in the contract are present and working. 

One Year Warranty Inspection

The One-Year Warranty Inspection reviews all major systems in the home or commercial unit to inspect for defects.  This inspection is usually scheduled for one month before the one-year anniversary of closing on the home.  This allows time to claim warranty repairs for any items that may need correction.
