Mold Inspection

Some people think of  a mold inspection as someone walking through and "just looking for signs of mold".  Not true.

In all cases, an inspection agreement must be signed by the client prior to starting the inspection.  Download a copy of the current agreement (click here) for review.

There are also a number of questions that have to be answered before starting the inspection.  You can prepare and save a considerable amount of time at the actual inspection by downloading the "EAA Standard Form" and completing as much as possible in advance.  Download a copy of the EAA Standard Form for review .  

When we inspect for mold, we visually inspect and also use moisture meters to check for wetness, measure ambient relative humidity, take indoor and outdoor air samples and possibly swab or tape lift samples for analysis by an accredited independent laboratory, and even make small openings into walls for inspection using a boroscope if necessary.  Probably the most important aspect of the inspection is identifying why the mold problem exists and attempt to identify cost-effective ways to eliminate the root-cause problem(s).

A mold inspection is not a home inspection.  During the mold inspection, we are focused on completely different items from a home inspection.  For example, during a mold inspection, moisture intrusion that lead to the mold problem would likely be the primary focus.

It is important to note that ALL homes contain some mold.  It is part of our natural environment.  In most cases, mold is only a problem if it is present in excessive quantities and/or if the occupants are experiencing allergic reactions that can be attributed to the mold that is present.

The mold inspection is our best effort to determine whether mold is a concern at the time of the inspection and the mold inspection report reflects observations and laboratory testing based upon objective fact.


MOLD has become an important issue for property owners, residents, and property managers. As professional contractors and consultants, we see mold routinely. We are asked many questions, many of which are based on fact and genuine concern but some are also based on "hype" that has little basis.

Reported problems have ranged from minor difficulties to severe health issues but some of these reported problems have not been backed up by scientific studies. In many aspects, the mold problems seem to be simply unknown with further research needed.


Mold is an important issue but our best advice if you think you have a mold problem: DON'T PANIC... it can be controlled.  Perhaps the more important issue is how the mold got there and fixing the basis of the problem.  The following links are to government sites that contain a wealth of facts and recommendations regarding mold.
