What is different about a commercial inspection?
A home inspection focuses on residential property and it
is usually part of a real estate transaction. A
commercial inspection can be involved with a commercial
property sale or lease or it might be an essential part
of ongoing maintenance.

When leasing a property, often the tenant is responsible
for many items and repair or replacement might be quite
costly. Additionally, when a pre-lease inspection
is performed, both the tenant and the landlord have
documentation of condition prior to the tenant taking
occupancy. And, a post-lease inspection would
document condition at the tenant's move out time.
Most often, we would be working with the real estate
agent and free-up even more of the client's time.

Pre-Sale
Property
Buyers: Most buyers are focused on their business and
have little time to devote to the chores associated on
due diligence regarding purchasing business property. To obtain the most accurate information about the condition of
the property, always get an impartial third-party opinion from an expert in the field of
property inspection. As a commercial inspector, we
partner with the potential buyer, and in the case of a
very large property, we may hire specialists such as
elevator inspectors, electrical contractors, roofing
contractors, etc, to help to completely evaluate the
property and obtain repair estimates prior to the buyer
making the final decision.
Property Sellers: The same as services for a
potential buyer, we can partner with the seller (but not
both the buyer and seller at the same time), to
pre-evaluate existing condition of property systems.
And, if we turn-up a problem, we can act as the
management agent to correct issues before they become
obstacles to sale.In either
situation, we would likely assist the real estate agent
acting as technical liaison.

What does commercial inspection include?
An inspection report will review the condition of the
property's heating system, central air-conditioning system (temperature permitting), interior plumbing and electrical systems, as well as the roof, insulation; walls, ceilings, floors, windows and doors; the foundation,
parking areas, drainage, and visible structure. We
can include other services as needed simply by amending
the agreement.

On going
maintenance inspections
For relatively low cost, we can perform routine "maintenance"
inspections. We use a comprehensive checklist that is
customized to the specific property. At client option, we can
include regular air sampling for mold or other allergens. The
checklists are then formalized in a report to the owner or property
manager for action. Properties that can benefit from these
inspections include medical offices, hospitals, banks, business
offices, and even condominium complexes (especially in common
areas).
